How capping works, in real numbers

At Epique you keep 85% of every commission and Epique takes 15%, but only until Epique’s share adds up to your cap. After that you keep the full split for the rest of your anniversary year. Move the sliders to see how many deals it takes, then enter your own deals one by one.

1. Your cap this year

The cap starts at $15,000 and drops $1,000 every anniversary year until it reaches $10,000.

Year 1$15,000

To pay a $15,000 cap at 15%, you need $100,000 in gross commission.

2. Plan it: how many deals to cap?

Pick a typical sale price and commission rate.

3. Track it: your deals, one by one

Type in each closed deal. Epique takes 15% of each one until your cap is paid, then nothing on the split.

“Add transaction” copies the numbers from your last deal so you only change what is different. Name each deal to keep track of it.

How the cap works, step by step

  1. Find the commission. Sale price times your commission rate. A $1,000,000 sale at 2% is $20,000.
  2. Epique takes 15%. 15% of $20,000 is $3,000. You keep 85%, or $17,000.
  3. That 15% counts toward your cap. With a $15,000 cap, $15,000 minus $3,000 leaves $12,000 still to pay.
  4. Keep closing. Each deal’s 15% comes off what’s left. On the deal that crosses the line, Epique only takes what’s left of the cap.
  5. You’re capped. No more split for the rest of your anniversary year. Transaction fees still apply on every deal.
  6. New year, lower cap. On your anniversary the cap resets, $1,000 lower, until it reaches $10,000.

Based on the Epique Realty Independent Contractor Agreement (public version, changelog dated 08/18/2026): 85/15 split; the cap drops $1,000 a year to a $10,000 floor and resets on your anniversary date; once capped, no split. Not included here: the transaction fee of 0.1% of the sale price ($500 max per deal, $250 max after $5,000 paid in fees) and the monthly tech fee, which you pay whether or not you’ve capped. The $15,000 first-year cap is the amount Epique advertises for individual agents. This is an illustration, not a commission statement; your ICA governs. Read the ICA
